The Chennai Metropolitan Development Authority (CMDA) has proposed to acquire over 300 acres of land in Thirumazhisai New Town. CMDA will acquire the land under the Land Pooling Area Development Scheme (LPADS). It will be used to develop a loop road or Satellite Town road. The Tamil Nadu government has planned to use a land-pooling mechanism to develop six satellite towns in the State. These satellite towns are across the Chengalpattu, Minjur, Kancheepuram, Thiruvallur, and Mamallapuram regions. As a part of this plan, the CMDA proposes to create a loop road in Thirumazhisai New Town, which will require 330 acres of land.
Under the State government’s land pooling system, several land parcels are acquired from multiple owners and developed by planning authorities. After development, a portion of the land is returned to the owners. The remaining land is used for public amenities or for sale. Owners can also get monetary compensation in return for their land.
The satellite town project will be funded under the 15th Finance Commission with an allocation of Rs 8,000 crore. Besides the loop road, the project will also have research and development zones. The State plans to turn this region into an innovation hub for Chennai, attracting new businesses and technologies.
Feedback Infra Private Limited, a private company, has been appointed to create a 20-year roadmap for the development of Thirumazhisai New Town. This long-term plan is expected to guide the infrastructure development around Chennai city.
